Shanghai Racquet Club & ApartmentThe Phase II development incorporates much of the "Design DNA" of Phase I through the use of similar massing, color range and detailing strategies. The development consists essentially of building blocks of approximately 40 by 22 meters in footprint (compared to 36.5 by 22 meters in Phase I). These building blocks have a distinctive vertical "townhouse" expression, with two-story sloped-roof penthouses linking the vertical masses together. As in Phase I, the buildings are grouped in clusters of two or three blocks, linked at the ground floor and staggered to break down their apparent mass and provide unobstructed views from each apartment. In addition to massing, continuity with Phase I is suggested by the use of stucco finishes and similar soft pastel colors on all exterior walls. The elevations incorporate a wide range of window types and placements, including French doors and metal grilles, which are varied even along similar apartment lines to suggest an incremental and organic development.
It should be
noted that in some ways, the Phase II
residential development also sets new design
standards, and its appearance has evolved beyond
that of Phase I. This is due primarily to the
requirements for larger apartments, greater
development densities, taller buildings heights,
along with intrinsic differences in core
arrangements, building elevations, and current
building code requirements.
