Wai Tan Yuan Masterplan

The new Rockefeller Waitan Yuan development is a remarkable and extraordinary landmark for Shanghai, an international symbol of the New China lifestyle. The project combines an extraordinarily wide range of program uses, the very best characteristics of Shanghai's historic Bund heritage, and skilled urban design to create a project that is a social, architectural, and economic success for the Huangpu District and the city of Shanghai. The new Rockefeller Waitan Park development focuses on 4 critical areas:

Active Life A true 24-hour neighborhood Comprehensive mix of retail, commercial, residential, and cultural uses Close integration with adjacent parkland and river waterfront Emphasis on daylight, views, and green space Preservation Focus Adaptive re-use of the entire historic neighborhood Preservation all listed Heritage buildings Proactive preservation of additional selected buildings Retention of the original street scale and character Coordination with Shanghai Bund characteristics Maximum 50 meters tall for overall development Maximum 40 meters tall along key sight lines Progressive new-building setbacks along critical streets Accommodation of a wide range of commercial and residential uses Adoption of suitable building typologies Rationalized utility services

The masterplan covers an area of over 500-acres of urban fabric and creates design guidelines for over 3 million square feet of new commercial, residential, and cultural buildings.
